The application, staff report and related materials are attached for your review. Discussion The applicant spoke in favor of the request reviewing the need for splitting the subject lot to facilitate development of Furniture Row. Staff reviewed the existing layout of parcels and noted that the plat is in compliance with subdivision regulations. There were no public comments. The Zoning Advisory Commission discussed the request, reviewing access to each of the three lots. Recommendation By a vote of 7 to 0, the Zoning Advisory Commission recommends that the City Council approves the request. Whereas, there has been filed with the City Clerk a Final Plat of Asbury Plaza No. 14; and Whereas, said Final Plat has been examined by the' Zoning Advisory Commission and had its approval endorsed thereon; and Whereas, said Final Plat has been examined by the City Council and they find that it conforms to the statutes and ordinances relating thereto. NOW THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF DUBUQUE, IOWA: Section 1. Kritz, Associate Planner ~1. ~ TO: SUBJECT: Final Plat Asbury Plaza No. 14 INTRODUCTION The Submitted Final Plat of Asbury Plaza No. 14 subdivides existing property into three lots to accommodate the sale of lot 2 to Furniture Row. The submitted Final Plat is considered a minor final plat as it creates three new lots but does not include the dedication of any City streets or public utilities. DISCUSSION The submitted Final Plat of Asbury Plaza No. 14 is in substantial compliance with City of Dubuque Subdivision Regulations as the three lots created do have the minimum lot area and frontage required by the regulations. lot A is a detention pond and is labeled non-buildable. The portion of the lot that extends to the south and is adjacent to the Northwest Arterial right-of-way serves as an access for maintenance to the detention pond. lot 1 is the balance of the property that has not been sold or developed by Rubloff Development Group as of this date.
