Commissioner Norton excused himself from the table
The applicant's representative spoke in favor of the request
Staff reviewed the staff report, noting that submitted plat enables five property owners to
increase the depth of their yards Staff noted the applicant requests waiving of the lot
frontage requirement for Lot 6
There were no public comments
The Zoning Advisory Commission discussed the request, and had no objections
Recommendation
By a vote of 6 to 0 with one abstention , the Zoning Advisory Commission recommends
that the City Council approve the request, subject to waiving lot frontage for Lot 6
A simple majonty vote is needed for the City Council to approve the request

RESOLUTION APPROVING THE FINAL PLAT OF PATRICIA ANN ACRES
SUBDIVISION NO. 3 IN THE CITY OF DUBUQUE, IOWA.
Whereas, there has been filed with the City Clerk the Final Plat of Patricia Ann Acres
Subdivision No. 3 in the City of Dubuque, Iowa; and
Whereas, said Final Plat provides 0 feet of frontage for Lot 6 on a public street or an
approved private street, v, ere 50 feet is required by Section I 11-14 of Title 16 of the City of
Dubuque Code of Ordinances, Unified Development Code; and
Whereas, said Final Plat has been examined by the Zoning Advisory Commission and
had its approval endorsed thereon; and
Whereas, said Final Plat has been examined by the City Council and they find that it
conforms to the statues and ordinances relating to it.
NOW THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF
DUBUQUE, IOWA:
Section 1. That Section 11 -14 of Title 16 of the City of Dubuque Code of Ordinances,
Unified Development Code, is waived to allow 0 feet of frontage on a public street or an
approved private street for Lot 6.
Section 2. That the Final Plat of Patricia Ann Acres Subdivision No. 3 is hereby
approved and the Mayor and City Clerk are hereby authorized and directed to endorse the
approval of the City of Dubuque, Iowa upon said final plat.

Company and find that said abstract shows good and merchantable title to said real estate in:

INTRODUCTION
The submitted Final Plat of Patricia Ann Acres Subdivision No. 3 is a minor final plat.
Minor final plats consist of three or more newly platted lots; however, no new public
streets or sewer or water mains are proposed. Minor final plats are reviewed by the
Zoning Advisory Commission and City Council.
DISCUSSION
The submitted Final Plat of Patricia Ann Acres Subdivision No. 3 subdivides
approximately 11 acres of property into six lots. The property is comprised of two
existing parcels both owned by Patricia A. Edwards. The submitted Final Plat
subdivides these two parcels to facilitate the sale of property to five property owners
whose existing lots have frontage on Valentine Drive. The submitted plat allows them to
increase the size of their lots by 50 -60 feet in depth. The remainder of the two parcels
owned by Patricia A. Edwards is consolidated into Lot 6.
Lot 6 does not have frontage on a public or approved private street. However, the
existing two parcels that make up Lot 6 do not currently have frontage on a public or
approved private street.
Planning staff has no objection to the proposed Final Plat and to waiving the lot frontage
requirement for Lot 6 as the submitted Final Plat reduces the number of lots not having
frontage on a public or private street.
RECOMMENDATION
Planning staff recommends the Zoning Advisory Commission approve the submitted
Final Plat of Patricia Ann Acres Subdivision No. 3 subject to waiving lot frontage
requirement for Lot 6. The submitted Final Plat is in all other respects in compliance
with the Unified Development Code.
