The City of Dubuque, Iowa
The Hartig Drug Company desires to lease a portion of the public alley behind
the Hartig Drug Store located at 157 Locust Street, Dubuque, Iowa 52001. The
Hartig Drug Company intends to install a drive through window facing the alley
for the prescription customer's benefit and convenience.
Hartig Drug proposes a ten-year lease with five-year renewals which include an
option for reappraisal at each renewal period and an inflation factor based on the
CPI or 3% whichever is greater. The proposed lease would be based on 10% of
the value of a recent appraisal in the area or $1.30 per square foot. Based on this
figure and a lease area of 1082.5 square feet, the yearly lease would be $1407.25
per year. Hartig Drug will be responsible for the paving, repair, maintenance,
and snow plowing of the alley and relocation of utilities as necessary to
accommodate the drive through.
