The application, staff report and related materials are attached for your review. Discussion The applicant was not in attendance. Commissioner Norton removed himself from the table due to a conflict. Staff reviewed the submitted Plat of Survey, noting that the plat facilitates the sale of townhouse properties, and that Lot 2 is common open space for the development. Staff noted that Lot 2 has only 16 feet of frontage along Keymont Drive. There were no public comments. The Zoning Advisory Commission discussed the request and felt it was appropriate. Recommendation By a vote of 4 to 0 with one abstention, the Zoning Advisory Commission recommends approval of the request, subject to waiving the lot frontage requirements for Lot 2. NOW THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF DUBUQUE, IOWA: Section 1. Lot 2 does not have 50 feet of lot frontage on Keymont Drive, as required by Section 11 -4 of the Unified Development Code. The submitted Plat of Survey requires review and approval by the Zoning Advisory Commission and City Council. DISCUSSION The submitted Plat of Survey of North Fork Trails No. 4 facilitates the sale of townhouses in the North Fork Trails Subdivision. Lot 2 is substandard in that it only has 16 feet of frontage on Keymont Drive where 50 feet is required by the Unified Development Code. Lot 2 is open space that will not be developed for housing. Lot 2 will be jointly maintained by the homeowners association or North Fork Trails No. 4. The submitted Plat of Survey is in all other respects in compliance with the City of Dubuque Unified Development Code. RECOMMENDATION Planning staff recommends that the Plat of Survey of North Fork Trail No. 4 be approved subject to waiving lot frontage requirements from 50 feet to 16 feet for Lot 2.
