Dear Mayor and City Council Members:
The City of Dubuque Zoning Advisory Commission has reviewed the above -cited
request. The application, staff report and related materials are attached for your review.
Discussion
The applicant spoke in favor of the request, reviewing the location of the property and
the size of the resulting parcels to facilitate sale of the property.
Staff reviewed the staff report, noting the property is within two miles of the city and is
being jointly reviewed by the County and City of Dubuque. The submitted plat is
considered a minor final plat and is in compliance with the Unified Development Code.
There were no public comments.
The Zoning Advisory Commission discussed the request, and had no objections.
Recommendation
By a vote of 6 to 0, the Zoning Advisory Commission recommends that the City Council
approve the request.
A simple majority vote is needed for the City Council to approve the request.

INTRODUCTION
The submitted Final Plat of Boleyn Fourth Subdivision subdivides approximately 2.7
acres of property into three parcels. The submitted Final Plat constitutes a minor
subdivision, and thus needs to be reviewed by the Zoning Advisory Commission and
City Council. The subject property is in Dubuque County. The Zoning Advisory
Commission is reviewing the submitted Final Plat as it is within two miles of the city of
Dubuque corporate limits.
DISCUSSION
The submitted Final Plat of Boleyn Fourth Subdivision re- subdivides three existing
properties into three new Tots. The submitted Final Plat facilitates the sale of the
properties. All three parcels have sufficient lot frontage and lot area in compliance with
the City of Dubuque's Unified Development Code.
Planning staff has no concerns regarding this submitted Final Plat.
RECOMMENDATION
Planning staff recommends that the Zoning Advisory Commission approve the
submitted Final Plat of Boleyn Fourth Subdivision as it is in compliance with the Unified
Development Code.

RESOLUTION APPROVING THE FINAL PLAT BOLEYN FOURTH SUBDIVISION, DUBUQUE
COUNTY, IOWA
Whereas, there has been filed with the City Clerk the Final Plat Boleyn Fourth
Subdivision, Dubuque County, Iowa, and
Whereas, said Final Plat has been examined by the Zoning Advisory Commission and
had its approval endorsed thereon; and
Whereas, said Final Plat has been examined by the City Council and they find that it
conforms to the statutes and ordinances relating to it.
NOW THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF
DUBUQUE, IOWA:
Section 1. That the Final Plat Boleyn Fourth Subdivision, Dubuque, County, Iowa is
hereby approved and the Mayor and City Clerk are hereby authorized and directed to endorse

Dubuque County Iowa; and
WHEREAS, said plat will replat three (3) lots into three (3) new lots, namely Lot 1, Lot 2
