SUBJECT: Subdividing Lots in the Dubuque Industrial Center West and the Port of
Dubuque
Economic Development Director Dave Heiar is recommending subdividing lots in the
Dubuque Industrial Center West and the Port of Dubuque for projects being done by
Theisen Supply, Inc., Dubuque Screw Products, Inc. and McGraw-Hili Companies, Inc.
I concur with the recommendation and respectfully request Mayor and City Council
approval.

SUBJECT: Subdividing Lots in the Dubuque Industrial Center West and the
Port of Dubuque
INTRODUCTION
The proposed expansions of Theisen Supply, Inc, Dubuque Screw Products, Inc, and
McGraw-Hili Companies require the subdivision of property in both the Dubuque
Industrial Center West and the Port of Dubuque.
BACKGROUND
When final plats were prepared for the Dubuque Industrial Center West 5th Addition and
the Port of Dubuque, the areas were not divided into small parcels (see attached
drawing). Unlike residential developments, where most lots are of similar size, it is
impossible to accurately project what size lots will be needed in specific areas of an
industrial park or commercial areas. Therefore, the more practical approach is to divide
these parcels as development occurs.
During the discussions with Theisen Supply, Inc, the company determined that the most
desirable site for their development would be on lot 2 of this subdivision. Theisen
Supply, Inc. is proposing the purchase of 16.749 acres on the west side of lot 2.
Dubuque Screw Products, Inc. wishes to purchase approximately 3.573 acres on the
east side of lot 5. McGraw Hill desires to acquire approximately 2 acres of lot 1 of the
Riverwalk 6th Addition located in the Port of Dubuque.
RECOMMENDATION
I recommend the City Council approve the attached resolutions authorizing the Mayor to
sign the plats to subdivide lots 2 and 5 in the Dubuque Industrial Center West to
accommodate the expansions of Theisen Supply, Inc. and Dubuque Screw Products,
Inc. and to sign the plat to subdivide lot 1 of the Riverwalk 6th Addition in the Port of
Dubuque to accommodate the McGraw-Hili expansion project.
ACTION STEP
The action step is for the City to adopt the attached resolutions.

Whereas, there has been presented to the City Council of the City of Dubuque,
Iowa, a Plat of Survey, Lot 1 of 1 and Lot 2 of 1, of Riverwalk Sixth Addition in the City of
Dubuque, Iowa, dated June 15, 2006, prepared by WHKS& Co., describing the property to
be subdivided, a copy of which is attached hereto (the Plat); and
Whereas, the Plat conforms to the laws and statutes pertaining thereto.
NOW THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY
OF DUBUQUE, IOWA:
Section 1. The Plat is hereby approved, and the Mayor and City Clerk are hereby
authorized and directed to execute the Plat for and on behalf of the City of Dubuque, Iowa.
Section 2. The City Clerk is hereby authorized and directed to file the Plat and a
certified copy of this resolution in the office of the Recorder, in and for Dubuque County,
Iowa.

Whereas, there has been presented to the City Council of the City of Dubuque,
