The City of Dubuque Zoning Advisory Commission has reviewed the above-cited
request. The application, staff report and related materials are attached for your review.
Discussion
The applicant's representative, Jim Bauerly, spoke in support of the request, noting the
plat facilitates the sale of the parcels for new single-family homes.
Staff reviewed the staff report, noting that the subject property already includes three
buildable lots, and the submitted plat realigns the lot lines to be perpendicular to the
existing single-family home. The submitted plat complies with the Unified Development
Code.
There were no public comments.
The Zoning Advisory Commission had no objections to the submitted Final Plat.
Recommendation
By a vote of 5 to 0, the Zoning Advisory Commission recommends that the City
Council approve the request.
A simple majority vote is needed for the City Council to approve the request.

INTRODUCTION
The submitted Final Plat of Mount Vernon Court Plat 2 subdivides three existing lots into
three new lots for property located at the southwest corner of South Grandview Avenue
and Mount Vernon Court. The submitted Final Plat is classified as a minor Final Plat as "
it includes three lots. Minor Final Plats require Zoning Advisory Commission and City
Council review and approval.
DISCUSSION
The submitted Final Plat of Mount Vernon Court Plat 2 re -subdivides the lot lines of
three existing Tots to align the side lot lines on either side of the existing house located
on Lot 2. The plat designates the existing lot lines with a dash line, while the new lot
lines are solid. The replatting of this property is being undertaken to facilitate the future
sale of the lots independent of each other.
The submitted Final Plat is in compliance with the Unified Development Code in terms
of lot frontage, lot area, and maximum lot coverage.
RECOMMENDATION
Planning staff recommends the Zoning Advisory Commission approve the Final Plat of
Mount Vernon Court Plat 2 as it is in compliance with the Unified Development Code.

RESOLUTION APPROVING THE FINAL PLAT MOUNT VERNON COURT PLAT 2 IN THE CITY
OF DUBUQUE, IOWA.
Whereas, there has been filed with the City Clerk the Final Plat Mount Vernon Court Plat 2 in the
City of Dubuque, Iowa;•and
. Whereas, said Final Plat has been examined by the Zoning Advisory Commission and had its
approval endorsed thereon; and
Whereas, said Final Plat has been examined by the City Council and they find that it conforms to
the statues and ordinances relating to it.
NOW THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF DUBUQUE,
IOWA:
Section 1. That the Final Plat Mount Vernon Court Plat 2 is hereby approved, and the Mayor and
City Clerk are hereby authorized and directed to endorse the approval of the City of Dubuque, Iowa
