Discussion Associate Planner Kyle Kritz reviewed the submitted Final Plat, noting the location of the property, and that its approval will facilitate the conveyance of the former alley right- of-way to adjacent property owners. There were no public comments. The Zoning Advisory Commission had no objection to the submitted Final Plat. Recommendation By a vote of 5 to 0, the Zoning Advisory Commission recommends that the City Council approve the request. A simple majority vote is needed for the City Council to approve the request. Kritz, Associate Planner 7e February 26, 2014 SUBJECT: Final Plat Lot 4A, Lot 4B, and Lot 4C, Block 1 of Dubuque Harbor Company Addition INTRODUCTION The submitted Final Plat of Lot 4A, Lot 4B, and Lot 4C, Block 1 of Dubuque Harbor Company Addition facilitates the conveyance of property to adjacent property owners after the vacation of a public alley. The property is located south of the West 1st Street and west of Highway 61. The property can be more commonly described as the parking area behind the Bishop Block apartment building. DISCUSSION The submitted Final Plat subdivides the vacated right-of-way into three parcels to facilitate their conveyance to the adjacent property owners. The actual vacation of the alley took place in 1998, but because of various legal issues associated with platting of the property the final replatting is only occurring at this point. The submitted Final Plat is in compliance with the City of Dubuque Unified Development Code in terms of lot frontage, lot area, and maximum lot coverage. RECOMMENDATION Planning staff recommends that the Zoning Advisory Commission approve the Final Plat Lot 4A, Lot 4B, and Lot 4C, Block 1 of Dubuque Harbor Company Addition as it is in compliance with the Unified Development Code.
