The City of Dubuque Zoning Advisory Commission has reviewed the above-cited
request. The application, staff report and related materials are attached for your review.
Discussion
Associate Planner Kyle Kritz reviewed the submitted Final Plat, noting the location of
the property, and that its approval will facilitate the conveyance of the former alley right-
of-way to adjacent property owners.
There were no public comments.
The Zoning Advisory Commission had no objection to the submitted Final Plat.
Recommendation
By a vote of 5 to 0, the Zoning Advisory Commission recommends that the City Council
approve the request.
A simple majority vote is needed for the City Council to approve the request.

Addition
INTRODUCTION
The submitted Final Plat of Lot 4A, Lot 4B, and Lot 4C, Block 1 of Dubuque Harbor
Company Addition facilitates the conveyance of property to adjacent property owners
after the vacation of a public alley. The property is located south of the West 1st Street
and west of Highway 61. The property can be more commonly described as the parking
area behind the Bishop Block apartment building.
DISCUSSION
The submitted Final Plat subdivides the vacated right-of-way into three parcels to
facilitate their conveyance to the adjacent property owners. The actual vacation of the
alley took place in 1998, but because of various legal issues associated with platting of
the property the final replatting is only occurring at this point.
The submitted Final Plat is in compliance with the City of Dubuque Unified Development
Code in terms of lot frontage, lot area, and maximum lot coverage.
RECOMMENDATION
Planning staff recommends that the Zoning Advisory Commission approve the Final Plat
Lot 4A, Lot 4B, and Lot 4C, Block 1 of Dubuque Harbor Company Addition as it is in
compliance with the Unified Development Code.

RESOLUTION APPROVING FINAL PLAT OF LOT 4A, LOT 4B, AND LOT 4C, BLOCK 1 OF
DUBUQUE HARBOR COMPANY ADDITION TO THE CITY OF DUBUQUE, IOWA, DUBUQUE
COUNTY, IOWA
WHEREAS, there has been presented to the City Council of the City of Dubuque, Iowa, a
Final Plat dated the 3rd day of January, 2012, prepared by IIW, P.C., dividing Lot 1A, Lot 1B, Lot
1 C, Lot 3A, and Lot 3B, Block 1 of Dubuque Harbor Company Addition to the City of Dubuque,
Iowa to be hereinafter known as Lot 4A, Lot 4B, and Lot 4C, Block 1 of Dubuque Harbor
Company Addition to the City of Dubuque, Iowa; and
WHEREAS, said Final Plat conforms -to the laws and statutes pertaining thereto.
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF
DUBUQUE, IOWA:
Section 1. That the Final Plat dated the 3rd day of January, 2012, prepared .by IIW, P.C.
relative to the real estate hereinabove described be and the same is hereby approved, and
the Mayor and City Clerk be and they are hereby authorized and directed to execute said
Final Plat for and on behalf of the City of Dubuque, Iowa.
Section 2. That the City Clerk be and is hereby authorized and directed to file said Final Plat
and certified copy of this resolution in the office of the Recorder in and for Dubuque
County, Iowa.
