SUBJECT: Subdividing Lot in the Port of Dubuque
Economic Development Director Dave Heiar is recommending the subdivision of a lot in
the Port of Dubuque to accommodate the sale of the former Adams Company building
to Port of Dubuque Adams Development, LLC to provide space for the Durrant Group.

SUBJECT: Subdividing Lot in the Port of Dubuque
INTRODUCTION
The proposed development of the area around the Adams Company requires the
subdivision of property in the Port of Dubuque.
BACKGROUND
In order to expedite the sale of a portion of the Adams Company building to Port
of Dubuque Adams Development, LLC for the Durrant Group, existing City
parcels need to be subdivided. The attached plats of survey create a lot for the
sale and dedicate additional right-of-way to create public space between the
existing sidewalks and the street as outlined in the Port of Dubuque
comprehensive plan.
The Durrant Group will acquire a lot of 27,074 square feet. The remaining
property will be divided for Wayne Briggs development as details of construction
phasing are determined.
RECOMMENDATION
I recommend the City Council approve the attached resolutions authorizing the
Mayor to sign the Plats of Survey of Adams Company's 4th Addition to
accommodate the renovation and construction for the Durrant Group structure
and dedication of additional right-of-way for Bell and 5th Streets.
ACTION STEP
The Action Step is for the City Council to adopt the attached resolutions.

Whereas, there has been presented to the City Council of the City of Dubuque, Iowa, a
Plat of Survey of Lot 1 of 2 and Lot 2 of 2 of Adams Company's 4`h Addition in the City of
Dubuque, Dubuque, County, Iowa, dated the 9th day of February, 2007, prepared by IIW
Engineers 8~ Surveyors, PC, describing the property to be subdivided, a copy of which is
attached hereto (the Plat); and
Whereas, the Plat conforms to the laws and statutes pertaining thereto.
NOW THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF
DUBUQUE, IOWA:
Section 1. That the Plat dated the 9`h day of February, 2007, prepared by IIW
Engineers & Surveyors, PC relative to the real estate herein above described be and the same
is hereby approved, and the Mayor and City Clerk are. hereby authorized and directed to
execute said Plat for and on behalf of the City of Dubuque, Iowa.
Section 2. That the City Clerk be and is hereby authorized and directed to file the
Plat and a certified copy of this resolution in the office of the Recorder in and for Dubuque
County, Iowa.
