Assignee of Dubuque Dock Company Lease Dated February 11, 1962 and Dubuque Terminal, Inc. Assignee (Previous Arcadian Lease) Dated November 1962 Mayor Buol and City Councilmen: Dubuque Terminal, Inc. is requesting an extension of the above named leases for 10 - 5 year periods, this is equivalent to the current leases. The current leases will expire in the year 2010 and 2012. The extension of these leases is imperative to the future operations of Dubuque Terminal, Inc. and it's sister company Dubuque Barge & Fleeting Service Company d/b/a Newt Marine Service. At this time we are the only company on the south port area that depends on direct access to both the Ice Harbor and the river for our livelihood and indeed survival of our company. Currently Dubuque Terminal and Newt Marine employ 45 full time personnel at this location. Our business has been. thriving steadily in recent years. Our terminal transfers many tons of products which are used or sold within the local economy. In addition, to maintain our operations we spend many dollars within the local community. In order to continue our current business in the non conforming use of the Ice Harbor and to utilize all of our current investments, the extension of these leases is imperative to our future planning and investment. The city staff has indicated that the city does not plan to "amortize" the non-conforming use of the South Port Harbor. We believe that the extended lease and continued operation of our company would be in the best interest of the City of Dubuque, our employees, and our customers. We respectfully request that this issue be placed on the agenda for the next council meeting and that a decision be promptly reached in order for us to plan and invest in the future. Sincerely, _- arte" rfilew NEWT MART N E
