Heiar, Economic Development Director SUBJECT: Subdividing Lot 10, Block 2 of the Dubuque Technology Park INTRODUCTION The proposed development plans by L & J Properties Dubuque, LLC (Entegee) require the subdivision of a parcel of land in the Dubuque Technology Park. BACKGROUND When the plat was approved for the Dubuque Technology Park in 1998, it was not possible to accurately project what lot sizes would be needed to specifically meet the needs of future businesses. During the negotiations with L & J Properties Dubuque, LLC, it was determined that they did not need the entire lot 10 (Block 2) in the Dubuque Technology Park. To accommodate their needs, lot 10, block 2 needs to be divided into two parts. (Lot 1 of 10 and Lot 2 of 10, block 2). The company proposed to purchase lot 1 of 10 following the June 18, 2007 public hearing. Lot 2 of 10 (approximately .95 acres) will be incorporated with the existing lot 9 (approximately 5.13 acres) to create a new lot known as lot 1 of Dubuque Technology Park No. 3. This new lot will then be 6.08 acres. RECOMMENDATION I recommend the City Council approve the attached resolutions authorizing the Mayor to sign the plats for replatting in the Dubuque Technology Park to accommodate the development plans submitted by L & J Properties Dubuque, LLC. for the local expansion of Entegee. ACTION STEP The action step is for the City to adopt the attached resolutions.
