Dear Mayor and City Council Members:
The City of Dubuque Zoning Advisory Commission has reviewed the above-cited request.
The application, staff report and related materials are attached for your review.
Discussion
The applicant spoke in favor of the request, noting that the submitted plat of survey
facilitates construction of storm water control facilities for the Links Glen Development and
swapping of land with the Dubuque Golf and Country Club.
Staff reviewed the location of the property included in the submitted plat of survey, noting
that the lot frontage requirements need to be waived for Lot 1 and Lot 2, and lot area
requirements need to be waived for Lot 2.
There were no public comments.
The Zoning Advisory Commission felt the request was appropriate.
Recommendation
By a vote of 5 to 0, the Zoning Advisory Commission recommends that the City Council
approve the request.
A simple majority vote is needed for the City Council to approve the request.

A RESOLUTION APPROVING THE PLAT OF SURVEY LOT 1 AND LOT 2 OF TEE
BOX PLACE.
Whereas, there has been filed with the City Clerk a Plat of Survey Lot 1 and Lot 2 of
Tee Box Place in the City of Dubuque, Iowa; and
Whereas, said plat provides Lot 1 and Lot 2 with O feet of lot frontage respectively,
where 50 feet is required and provides Lot 2 with 440 square feet of lot area where 5,000
square feet is required. by Section 42-19(b) of the Subdivision Regulations; and
Whereas, said survey plat has been examined by the Zoning Advisory Commission
and had its approval endorsed thereon; and
Whereas, said survey plat has been examined by the City Council and they find that
it conforms to the statutes and ordinances relating. thereto.
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY
OF DUBUQUE, IOWA:
Section 1. That Section 42-19(b) of the Subdivision Regulations is waived to allow
Lot 1 and Lot 2 to have 0 feet of frontage, where 50 feet is required and Lot 2 to have 440
square feet of lot area where 5,000 square feet is required.
Section 2. That the Plat of Survey Lot 1 and Lot 2 of Tee Box Place is hereby
approved and the Mayor and City Clerk are hereby authorized and directed to endorse the
approval of the City of Dubuque, Iowa, upon said final plat.

SUBJECT: Plat of Survey of Lot 1 and Lot 2 of Tee Box Place
Introduction
The submitted plat of survey subdivides and existing parcel, Lot 2 of 1 of 1 of 1 of 1 of 2
of 1 of 1 of Mineral Lot 139 into two parcels. The existing parcel is owned by the
Dubuque Golf and Country Club and is being split to facilitate development of Links
Glen condominiums.
Discussion
The two parcels created by the plat of survey do not have frontage on a public or private
street, nor does Lot 2 have the required amount of lot area.
Planning Staff believes that the platting of Lot 1 and Lot 2 of Tee Box Place would not
adversely impact adjacent properties, even though they are substandard in terms of lot
frontage and Lot 2 is substandard in terms of lot area. Lot 1 will remain under the
ownership of Dubuque Golf and Country Club and the location of the 14th Tee Box on
the course.
Recommendation
Planning Staff recommends that the submitted Plat of Survey of Lot 1 and Lot 2 of Tee
Box Place be approved subject to waiving lot frontage requirements for Lot 1 and Lot 2
and the lot area requirement for Lot 2.
