Dear Mayor and City Council Members:
The City of Dubuque Zoning Advisory Commission has reviewed the above-cited request. The
application, staff report and related materials are attached for your review.
Discussion
The applicant spoke in favor of the request reviewing the proposed plat and the reasons for
splitting the lot to facilitate sale.
Staff reviewed the existing lot layout, access from Old Davenport Road and proposed lot split.
There were no public comments.
The Zoning Advisory Commission discussed the request and had no objection to the submitted
plat.
Recommendation
By a vote of 4 to 0 the Zoning Advisory Commission recommends that the City Council approve
the request.
A simple majority vote is needed for the City Council to approve the request.

RESOLUTION NO. 399 -07
A RESOLUTION APPROVING THE FINAL PLAT OF ARENSDORF ACRES.
Whereas, there has been filed with the City Clerk a Final Plat of Arensdorf Acres in
the City of Dubuque, Iowa; and
Whereas, said Final Plat has been examined by the Zoning Advisory Commission
and had its approval endorsed thereon; and
Whereas, said- Final Plat has been examined by the City Council and they find that it
conforms to the statutes and ordinances relating thereto.
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY
OF DUBUQUE, IOWA:
Section 1. That the City Council hereby waives Article IV, Design and Improvement
Standards of the Subdivision Regulations, except Section 42-19, Blocks and Lots.
Section 2. That Section 42-19(b) of the Subdivision Regulations is waived to allow
Lot 1 and Lot 2 to have 0 feet of frontage, where 50 feet of lot frontage is required.
Section 3. That the Final Plat of Arensdorf Acres is hereby approved and the Mayor
and City Clerk are hereby authorized and directed to endorse the approval of the City of
Dubuque, Iowa upon said Final Plat.

SUBJECT: Final Plat of Arensdorf Acres
INTRODUCTION
This submitted final plat of Arensdorf Acres is located along Old Davenport Road in
Dubuque County. The submitted final plat resubdivides an existing parcel in Dubuque
County. The Zoning Advisory Commission is reviewing this plat because the property is
within two miles of the City limits.
DISCUSSION
The submitted final plat Arensdorf Acres subdivides an existing parcel without frontage
on a public or private street into two lots. Lot 2 will be retained by the current owner
while Lot 1 will be sold to the owner of Lot 2 of Lot 25, which does have frontage on Old
Davenport Road. Lot 2 will be served by an existing 100-foot access easement. The
submitted plat does not create an additional building lot, but only resubdivides an
existing parcel to facilitate transfer of ownership.
RECOMMENDATION
Planning staff recommends approval of the final plat of Arensdorf Acres as it is in
substantial compliance with the City of Dubuque Subdivision Regulations subject to
waiving lot frontage requirements for Lots 1 and 2.
