SUBJECT: Plat of Survey for Alley across from the former Dubuque Packing Plant
Economic Development Director Dave Heiar is recommending approval of the plat to
accommodate the creation of a legal description for the alley to be sold to SB
Development, LLC.
I concur with the recommendation and respectfully request Mayor and City Council
approval.

SUBJECT: Plat of Survey for Alley across from the former Dubuque Packing Plant
INTRODUCTION
The proposed development plans by SB Development, LLC require the platting and
eventual vacating of an alley located south of 16th Street, north of 15th Street, east of
Sycamore Street and west of Cedar Street.
BACKGROUND
Prior to vacating an alley it is necessary to plat the area and develop a legal description
for the alley. It is intended that the vacation of this alley would create a development
parcel at the site across the street from the former Dubuque Packing Company. SB
Development, LLC is the development corporation that acquired the former Dubuque
Packing Plant site and is currently developing that site and acquiring other parcels in the
surrounding area.
RECOMMENDATION/ACTION STEP
I recommend that the City Council authorize the Mayor to sign the plat to accommodate
the creation of a legal description for the alley.

RESOLUTION APPROVING PLAT OF SURVEY LOT 378A OF EAST DUBUQUE N0.2
IN THE CITY OF DUBUQUE, IOWA
Whereas, there has been presented to the City Council of the City of Dubuque,
Iowa, a Plat of Survey. Lot 378A of East Dubuque No. 2 in the City of Dubuque, Iowa,
dated September 9, 2007, prepared by IIW Engineers and Surveyors, P.C., describing the
property to be platted, a copy of which is attached hereto (the Plat); and
Whereas, the Plat conforms to the laws and statutes pertaining thereto.
NOW THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY
OF DUBUQUE, IOWA:
Section 1. The Plat is hereby approved, and the Mayor and City Clerk are hereby
authorized and directed to execute the Plat for and on behalf of the City of Dubuque, Iowa.
Section 2. The City Clerk is hereby authorized and directed to file the Plat and a
certified copy of this resolution in the office of the Recorder, in and for Dubuque County,
Iowa.

following real estate was surveyed and platted by me or under my direct personal supervision, To Wit:
The vacation of a 20 foot wide alley between East 1 S``' Street and East 16`h Street and adjacent to Lots
378-382 and Lots 413-417 of East Dubuque No. 2 in the City of Dubuque, Iowa.
This survey was performed for the purpose of subdividing and platting said real estate henceforth to be
known as Lot 378A of East Dubuque No. 2 in the City of Dubuque, Iowa, more particularly described
as follows:
Beginning at the Northeasterly corner of Lot 378 of East Dubuque No. 2;
Thence North 66 degrees 28 minutes 49 seconds East, 20.00 feet along the southerly right-of--way line of
East 16"' Street to the northwesterly corner of Lot 417 of East Dubuque No. 2;
Thence South 23 degrees 48 minutes O1 seconds East, 257.34 feet along the Westerly line of Lots 417
through 413 to the Northerly right-of--way line of East 15`" Street;
