Dear Mayor and City Council Members:
The City of Dubuque Zoning Advisory Commission has reviewed the above-cited
request. The application, staff report and related materials are attached for your review.
Discussion
Staff reviewed the proposed plat of survey reviewing the location of the property and
that the small parcel is the site of the new Port of Dubuque sign.
There were no public comments.
The Zoning Advisory Commission had no objection to the submitted plat of survey.
Recommendation
By a vote of 7 to 0 the Zoning Advisory Commission recommends that the City Council
approve the request, subject to waiving minimum lot area and lot frontage requirements
for Lot 2 of 1.
Asimple-majority vote is needed for the City Council to approve the request.

Introduction
The submitted Plat of Survey of Lot 1 of Lot 1 and Lot 2 of Lot 1 of Part of Lot 1 of
Milwaukee Industrial Tract No. 1 subdivides an existing, approximately 14,000 square
foot lot, into two lots. Lot 1 of 1 is 13,291 square feet in area and Lot 2 of Lot 1 is 828
square feet in area.
Discussion
Lot 2 of Lot 1 is substandard in that it has less than the 5,000 square feet of area
required. This lot split is being undertaken to accommodate a large Port of Dubuque
sign that will be located at the corner of 5th & White Streets. This lot will be unbuildable
except for the sign itself and will be owned and maintained by the City of Dubuque.
Recommendation
Staff recommends that the Zoning Advisory Commission approve the Plat of Survey of
Lot 1 of Lot 1 and Lot 2 of Lot 1 of Part of Lot 1 of Milwaukee Industrial Tract No. 1
subject to waiving lot the area requirement for Lot 2 of Lot 1.

RESOLUTION NO. 508-07
RESOLUTION APPROVING THE PLAT OF SURVEY OF LOT 1-1 AND LOT 2-1 OF A
PART OF LOT 1 OF MILWAUKEE INDUSTRIAL TRACT NO. 1
Whereas, there has been filed with the City Clerk a Plat of Survey of Lot 1-1 and Lot 2-1
of a Part of Lot 1 of Milwaukee Industrial Tract No. 1 in the City of Dubuque; and
Whereas, said Plat of Survey has been examined by the Zoning Advisory Commission
and its approval endorsed thereon; and
Whereas, said Plat of Survey has been examined by the City Council and they find that it
conforms to the statutes and ordinances relating thereto.
NOW THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF
DUBUQUE, IOWA:
Section 1. That Section 42-19(b) of the Subdivision Regulations is waived to allow
Lot 2-1 to have 0 feet of frontage, where 50 feet of lot frontage is required and 828 ,
square feet of lot area, where 5,000 square feet of lot area is required.
Section 2. That the Plat of Survey of Lot 1-1 and Lot 2-1 of a Part of Lot 1 of
Milwaukee Industrial Tract No. 1 is hereby approved and the Mayor and City Clerk are
hereby is authorized and directed to endorse the approval of the City of Dubuque, Iowa
upon said Plat of Survey.
