The application, staff report and related materials are attached for your review. Discussion Chairperson Norton stepped down due to a conflict. The applicant spoke in favor of the request, reviewing the proposed lot split and the location of the property. Staff reviewed the staff report, noting that the submitted Plat of Survey facilitates the separation of a commercial building and a single-family home on their own lots. Staff reviewed that Lot 2 has 2,419 square feet of lot area, where 2,500 square feet is required, but in all other respects, the submitted Plat of Survey is compliant with the Unified Development Code. There were no public comments. The Zoning Advisory Commission discussed the request and found it appropriate. Recommendation By a vote of 4 to 0, with one abstention, the Zoning Advisory Commission recommends that the City Council approve the request, subject to waiving lot area for Lot 1. A simple majority vote is needed for the City Council to approve the request. Kritz, Associate Planner SUBJECT: Plat of Survey of Dolter Place #2 INTRODUCTION The submitted Plat of Survey of Dolter Place #2 subdivides an existing parcel into two new lots. Lot 1 has an existing single-family house located at 2676 Central Avenue and is zoned R-2A Alternate Two-Family Residential District. Lot 2 has an existing commercial structure that is located at the southwest corner of White and 27th Streets and is zoned C-1 Neighborhood Commercial District. DISCUSSION The submitted Plat of Survey of Dolter Place #2 requires review and approval by the Zoning Advisory Commission and City Council as Lot 1 has 2,419 square feet of lot area, where 2,500 square feet is required in the R-2A zoning district. Lot 2, which is occupied by the existing commercial building, is zoned C-1 Neighborhood Shopping Center District and meets the requirement for lot area. Planning staff has no objection to the proposed submitted Plat of Survey as the single- family house and commercial structure have been on the same lot for many years. The submitted Plat of Survey places each structure on its own lot and will facilitate future sale of either property. RECOMMENDATION Planning staff recommends that the Zoning Advisory Commission recommend approval of the submitted Plat of Survey of Dolter Place #2 subject to waiving lot area requirements for Lot 1.
