The property that is the subject of this appeal is located at 75 J. F. Kennedy Road, Dubuque, Iowa, legally described as Lot 1 & lA of Yiannias Place; Lot 2 & 3 of Hawkeye Highway #20 Place; all in Dubuque, Iowa, with an assessed valuation of $2,599,910.00 as of January 1, 2001. Based upon appraisals by appraisal firms retained by both parties, the parties have agreed on an assessed valuation of $2,200,000.00.
